The city is situated on flat, low-lying plains, with very little land elevation change. Now that the city is fully developed, Santa Ana can be divided into several distinct districts. The main core of the city, like any other, is the downtown area. Downtown contains retail and housing units, as well as the Santa Ana Civic Center, which is an area dedicated to administrative buildings for both the city and the Orange County. This area also contains the Ronald Reagan Federal Building and Courthouse.

There are a number of historical homes that can be found in the downtown area, some of which date back as late as the 1800s. Their preservation is a primary focus as the city continues to develop.

North of the downtown area is the "Midtown" district that is found along Main St. Midtown is home to a number of popular entertainment destinations like the Bowers Museum, MainPlace Mall, and the Discovery Science Center.

The South end of the city is part of the South Coast Metro area. The South Coast Plaza is a very popular shopping center and is the primary destination of the area.
